Retrofit projects tend to get approached in one of two ways: either someone has a specific problem (a cold room, high energy bills, damp) and wants it solved, or someone wants to improve a property’s overall energy performance without a clear starting point. Both are valid, but they lead to different conversations.
Start with how the building actually performs, not what you assume
It’s tempting to jump straight to solutions, such as new windows, more insulation, or a heat pump, based on instinct about what an older or inefficient property probably needs. The more reliable approach is to understand how the building is actually performing first: where heat is being lost, how air is moving through the property, whether existing insulation (if any) is doing its job, and whether there are damp or ventilation issues that need addressing before or alongside any energy work. Fixing insulation without addressing ventilation, for instance, can sometimes create damp problems rather than solve them.
Fabric first, then systems
A widely used principle in retrofit work is “fabric first,” meaning improving the building’s structure (insulation, airtightness, windows and doors) before investing heavily in new heating or energy systems. The logic is straightforward: a heat pump or efficient boiler working in a poorly insulated building will still struggle to deliver real savings, because the heat it produces escapes as fast as it’s generated. Getting the fabric right first means any system upgrade that follows actually performs the way it’s supposed to.
That doesn’t mean every retrofit needs to tackle the whole building fabric before anything else happens. Many retrofits are done in phases, and a phased approach is often more realistic than trying to do everything at once. But the order matters more than people often expect.
Retrofit and compliance
Retrofit work, particularly anything that changes a building’s structure, insulation, or external appearance, can trigger the same kind of planning and building regulations considerations as new build projects, especially for listed buildings or properties in conservation areas, where materials and appearance are often more tightly controlled. It’s worth checking this before committing to a specific approach, rather than after.
What a realistic retrofit plan looks like
A workable retrofit plan usually includes:
- An honest assessment of how the building currently performs
- A sense of priority: what’s causing the most immediate problem versus what’s a longer-term improvement
- A phased approach, if the full scope isn’t achievable in one go
- Compliance checks relevant to the specific building and location
Retrofit isn’t a single product or a single fix. It’s a process of understanding a building properly and making targeted improvements that work together, rather than layering isolated upgrades on top of each other and hoping they add up.
